Uithoven Addition lots for sale next spring; mix of single-family and twin home development

The Uithoven Addition has been platted, infrastructure complete and the curb and gutter has been poured.
“It’s starting to look like a subdivision,” City Administrator John Call observed at the Oct. 8 council meeting.
The dirt has been leveled and is ready for seeding, and now the only thing needed is cooperative weather to pour asphalt.
The new addition has 15 lots for a mix of single-family and multifamily developments, and protective covenants are being drafted and reviewed.
The Luverne Economic Development Authority reviewed the plat drawings Monday morning.
“The premium lots closer to Dodge Street will be more conducive for single-family development,” said EDA Director Holly Sammons.
“The southern lots will be slab construction because of the grade, and those will more likely be twin home construction.”
She said the mix — likely eight twin homes and seven single-family houses — will work well together.
“It will give some nice cohesiveness for a really nice neighborhood feel,” Sammons said.
The city will put out a request for proposals for developers to construct twin homes on a portion of the lots in the coming months.
Once the protective covenants are finalized, lots will be priced and put on the market, likely available for sale next spring or summer.
 
Background
In March of 2018, the city paid $170,000 for the two acres that formerly housed the Mike and Vi Uithoven residence.
Original plans called for a potential street from the west edge of the development that could connect with Main Street near RCO, but that plan has been abandoned.
Engineers determined that bridges and culverts would be too costly through this wetland area, which is better left untouched.
A retention pond on the southeast corner of the development will hold back storm water before it drains into Poplar Creek.
