Luverne business buys two lots in industrial park

Four Way Properties to put up 60-by160-foot building for incubator businesses

The Luverne Economic Development Authority signed a development agreement Monday with Four Way Properties on two lots in the city’s industrial park.
The lots are adjacent to Patrick Swyter’s existing property where he operates Four Way Insulation at 903 S. Walnut Ave.
According to the agreement, Swyter is paying $25,000 total for the combined lots, which are fully developed with water and sewer hookups to the property line.
He intends to construct a 60-by-160-foot building on the property for the purpose of creating rental and business incubator space.
The structure will have five units, each with the option for an office and restroom.
“I think there’s a need in town for these types of spaces, whether it’s a contractor, plumber, electrician or others in the building trade,” Swyter said.
“Or, maybe somebody is looking for a place to store a camper or other items.”
He put up a similar building in 2016 with four units, one that he uses for his own business, and the other three 40-by-60-foot spaces have been rented out.
The spaces in the new building will be 32 feet by 60 feet.
“It will be a great place to run a business out of or keep your big girl or boy toys and not break the bank doing it,” Swyter said.
According to the agreement, Swyter will begin work on the property and devote it to its intended use within one year of the date of purchase.
 
Background
Patrick and Angela (Fransman) Swyter bought the insulation portion of Four Way Roofing and Insulation in 2008 in Hospers, Iowa, and moved it to Luverne in 2012.
That year, they constructed their current 60-by-100-foot building with a 20-by-20-foot office.
The agreement with LEDA on that lot stipulated that Swyter would acquire the lot for $1 and in return would bring five full-time jobs to Luverne by the end of 2012. There are now seven full-time employees working with Swyter.
Four Way surpassed that obligation and has established itself as a reputable firm in the construction and property improvement field.
The company insulates walls, attics, roofs, crawl spaces and other structures using products like closed-cell spray foam, stabilized cellulose and fiberglass on projects with individuals and general contractors around the region.
The Swyters have four children who attend school at Southwest Christian in Edgerton.
